About HappiNest
HappiNest.AI is an AI leasing agent for property management companies. We collect leads from every listing site, engage and qualify them around the clock (including by AI voice), book tours, and take renters through screening and lease signing. Everything stays in sync with the property management system.
We integrate with Rent Manager, ResMan and Rentvine, and we're official partners of Zillow, CoStar Group and Zumper. Our customers are property managers in 11 states, running everything from single-family portfolios to manufactured housing communities. For our anchor customer, HappiNest delivered a 39% lift in lead-to-lease conversion compared with their previous leasing solution.
The role
We're a seed-stage company without a marketing function yet. As our first marketing hire, you'll set the strategy, do much of the execution yourself, build the measurement, and grow the team as we scale. Our core customers are mid-market property management companies with 50 to 5,000 doors, and our strongest distribution runs through PMS partner ecosystems. Your job is to turn that into a repeatable, scalable pipeline engine.
What you'll do
- Own pipeline. Plan and run demand generation that produces qualified demos for sales. Own the numbers: CAC, channel ROI and marketing's contribution to pipeline.
- Build partner marketing. Develop co-marketing with our PMS partners through marketplace listings, webinars, user conferences and joint content. This is our highest-leverage channel.
- Run paid and organic search. Manage paid search and paid social with conversion tracking set up correctly from day one. Build an SEO and content program aimed at property management operators.
- Sharpen positioning. Clarify how we beat self-showing tools and human call-center services. Anchor our story in outcomes and value, not price.
- Turn results into proof. Create case studies, ROI stories and testimonials from customer results, and hold every claim to a rigorous standard.
- Expand into new segments. Build our go-to-market for manufactured housing alongside our listing and syndication partners.
- Choose events that pay back. Pick the trade shows and user conferences worth attending, and make them produce pipeline.
- Enable sales. Produce decks, one-pagers, battlecards, email sequences and the company newsletter.
- Market to existing customers. Own onboarding and expansion messaging as our product suite grows.
- Build the team. Manage contractors and agencies now, and hire the first full-time marketers as we grow. Own the marketing budget.
What you bring
- 6+ years in B2B SaaS marketing, including time as the first or an early marketer at a startup. You've built a function from zero.
- A track record of pipeline you can quantify.
- Hands-on skill across paid search, content and SEO, and marketing ops (CRM and automation, analytics, attribution). You can do the work, not just direct it.
- Experience with partner or channel marketing.
- Comfort with data. You can set up tracking and read a funnel, and you won't publish a number that isn't supported.
- Sharp, clear writing.
Bonus: experience in proptech, multifamily, single-family rental or manufactured housing, or in vertical SaaS sold to SMB and mid-market operators. Experience marketing AI products.

HappiNest is an AI leasing agent for mid-market property management companies. It answers every rental inquiry by voice and text, qualifies the prospect, books the tour, and writes the record into the property manager's software. We're a founding team of three based in St. Petersburg, Chicago and Montreal, with paying customers on thousands of doors, a named case study with one of Tampa Bay's largest property managers, and certified partnerships with the industry's leading property management platforms.
What you'll do
Each intern owns one lane for the semester, with a defined deliverable and multiple check-ins every week with the CPO.
- Industry research and PR: run our quarterly mystery-shop of property management leasing lines and help turn the results into a published industry report; build and work the press, podcast and newsletter outreach list; manage our presence on review sites and partner directories.
- Content and LinkedIn: turn call recordings, data and customer results into a weekly content system for the founders and the company page; draft comparison and segment pages with our search lead.
- Events and partnerships: pre-conference meeting booking, booth logistics and the post-show follow-up sequence for national property management conferences; partner-marketplace listings; the customer referral program.
- Paid media and analytics: weekly search-term reviews, LinkedIn and Meta retargeting, the marketing dashboard and the demos-by-source tracker.
What you'll learn
- How a B2B software company chooses a market position and builds a message architecture from customer evidence.
- How to design and run a primary-research study and turn it into press, content and sales conversations.
- How partner ecosystems (software marketplaces, industry associations, conferences) work as distribution channels.
- How paid search and retargeting are structured, measured and killed when they don't work.
- How to read a marketing funnel end to end: awareness, demo, close, and retention, with real numbers.
Who you are
- Enrolled in an MBA or related graduate program (or a senior undergraduate in marketing, communications or business) eligible for internship credit.
- Hands-on marketing experience: you've shipped a campaign, an event, a content program or a research project, not only studied them.
- Writes clearly and fast; comfortable calling a stranger and asking a question.
- Organized enough to run a 500-row spreadsheet and a follow-up cadence without being chased.
- Curious about B2B software, real estate operations or AI products. Property management experience is a plus, not a requirement.
- Fully remote, within an hour of GMT-5 / GMT-4. Occasional attendance at a conference or customer visit is optional.
